Our Story

Clifton Waters Village is owned by the Anglican Diocese of Gippsland and was established in 1953 by St John’s Anglican Church, Bairnsdale. 

We are a resident funded Village with 88 independent spacious one and two bedroom homes that are as individual as you are, set amongst an open park like environment with minimal fencing. Residents purchase the ‘right to occupy’ lease and these rights are secured by a Residence & Management Agreement.

Prospective residents must be at least 55 years of age or retired from full-time employment.  They should be able to support their personal care needs or have a strong network of support as we are unable to provide assistance with day-to-day living.  In the case of a couple, this criteria must apply to one person of the couple.

The village is located on the banks of the Clifton Creek giving our residents absolute water frontage that no other retirement village can offer. Imagine, strolling along the river bank to cast a line to catch that elusive bream, or settling under a Peppercorn Tree to enjoy a picnic with family and friends.

We are only minutes from Bairnsdale, the largest city in East Gippsland, which offers our residents a first class professional health care system combined with a state of the art regional hospital. Bairnsdale’s large and busy commercial hub supports a major shopping precinct, cafés, restaurants, cinema, theatre and is the gateway to the spectacular Gippsland Lakes and High Country region.
